Fannie Mae has a requirement that mortgages are not eligible for purchase if the total points and fees charged to the borrower are greater than 5% of the mortgage amount or $1,000. This requirement applies to all GMG loan products** and includes all transaction types, occupancy and lien positions. Points and fees are included toward the limit are indicated below with a 'Yes'. The mortgage amount used in this calculation is the loan amount from the note. |
